Initial inspection of the property with a written report submitted to the property owner
Advertise on the Arkansas Regional MLS system and prime internet websites
Provide and place “For Rent” signage on the property
Manage all calls and inquiries
Show property to prospective tenants
Provide a rental application to every occupant 18 yrs and older
Qualify prospective tenant(s) with a comprehensive rental application verification process (i.e. rental history, verify income, criminal background & credit checks)
Provide a residential Lease Agreement
Review terms of the lease with the tenant(s)
Collect security deposit, pet deposit, and cleaning fee (held in an escrow account)
Collect monthly rent
Coordinate move-in date
Issue keys/ garage door openers
Manage all maintenance issues
Pay property bills every month
Monitor furnace filter changes
Periodic walk-throughs of the property
Manage tenant move-outs. Coordinate repairs, painting, and cleaning.
